Conditions or Reasons for Planning Application - CB/13/04450/FULL
Conditions or Reasons:
1) The development shall begin not later than three years from the date of this permission.

Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2) All external works for the construction of the rear extension hereby permitted shall be carried out in materials to match as closely as possible in colour, type and texture, those of the existing dwellinghouse.

Reason: To safeguard the appearance of the completed development by ensuring that the development hereby permitted is finished externally with materials to match/complement the existing building(s) and the visual amenities of the locality.
3) All external materials to be used for the roof of the summer house hereby permitted shall be carried out in materials to match as closely as possible in colour, type and texture, those of the existing dwellinghouse.

Reason: To safeguard the appearance of the completed development by ensuring that the development hereby permitted is finished externally with materials to match/complement the existing building(s) and the visual amenities of the locality.
4) The external materials to be used for the walls of the summer house hereby permitted shall be painted or stained timber cladding upon a brick plinth unless otherwise agreed in writing by the Local Planning Authority. The brick plinth shall be constructed with materials to match as closely as possible in colour, type and texture, those of the existing dwellinghouse.

Reason: To safeguard the appearance of the completed development by ensuring that the development hereby permitted is finished externally with materials to match/complement the existing building(s) and the visual amenities of the locality.
5) The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers [CBC/001; CBC/002; CBC/003; CBC/004; CBC/005; CBC/006; and DD849].

Reason: For the avoidance of doubt.
