Conditions or Reasons for Planning Application - CB/14/00006/FULL
Conditions or Reasons:
1) The development shall begin not later than three years from the date of this permission.

Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2) All external works hereby permitted shall be carried out in materials to match as closely as possible in colour, type and texture, those of the existing building.

Reason: To safeguard the appearance of the completed development by ensuring that the development hereby permitted is finished externally with materials to match/complement the existing building(s) and the visual amenities of the locality.
3) Notwithstanding the provisions of the Town and Country Planning (General Permitted Development) Order 1995 (or with any order revoking or re-enacting that Order with or without modifications) no windows shall be constructed on the southern side elevation of the extension hereby approved other than those with the prior formal permission of the Local Planning Authority.

Reason: to protect the amenity of adjoining properties and safeguard against the potential overdevelopment of the site.
4) No development shall commence until details of flood proofing / resilience and resistance techniques to be incorporated into the development have been submitted to and approved in writing by the Local Planning Authority. The approved details shall be implemented prior to the occupation of the development.

Reason: To ensure appropriate flood mitigation measures have been implemented to adequately address any flood risk.
5) The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers [SK01 Revision B].

Reason: For the avoidance of doubt.
