Conditions or Reasons for Planning Application - CB/14/00036/FULL
Conditions or Reasons:
1) The development hereby approved shall be commenced within three years of the date of this permission.

Reason: To comply with Section 91 of the Town and Country Planning Act 1990 which is designed to ensure that a planning permission does not continue in existence indefinitely if the development to which it relates is not carried out.
2) The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers CBC 01, CBC 02 and CBC 03

Reason: For the avoidance of doubt.
3) No development shall take place until details of materials to be used for the external finishes of the development hereby approved have been submitted to and approved in writing by the Local Planning Authority and the development shall be carried out in accordance therewith.

Reason: To safeguard the appearance of the completed development by ensuring that the development hereby permitted is finished externally with materials to match/complement the existing building(s) and the visual amenities of the locality.
4) No development shall take place until details of the materials and colouration to be used for the rainwater goods to the development hereby permitted have been submitted to and approved in writing by the Local Planning Authority and the development shall be carried out in accordance therewith.

Reason: To safeguard the character and appearance of the Maulden Conservation Area.
5) New brickwork shall be undertaken in matching bond and matching bricks using a matching mortar mix to that of the existing building.

Reason: To safeguard the character and appearance of the site and the Maulden Conservation Area.
6) No development shall take place until details of the design and material finishes of the double, side hung vertically boarded garage doors have been submitted to and approved in writing by the Local Planning Authority and only the approved details shall be implemented.

Reason: To safeguard the character and appearance of the site, the appearance of the nearby Grade II listed properties and the visual amenities of the Maulden Conservation Area.
