Conditions or Reasons:
1) The proposed first floor extension to the garage would, because of its scale and height, be dominant in relation to the existing dwelling, a distinctive building of local historic interest and would thus fail to complement and harmonise with the host building and would be harmful to the visual amenities of the street scene and of nearby residents. The proposal is therefore contrary to the principle of good design as set out in the National Planning Policy Framework, Policies H8 and BE8 of the South Bedfordshire Local Plan Review, Policy 43 of the emerging Development Strategy for Central Bedfordshire, and the Central Bedfordshire Design Guide.
