Conditions or Reasons for Planning Application - CB/14/00223/FULL
Conditions or Reasons:
1) The proposed replacement garage would be of a significantly greater floorspace and height than that which it would replace and would be more intrusive in the landscape and thus would constitute inappropriate development within the Green Belt, harmful both by reason of inappropriateness and the impact it would have on the openness of the Green Belt. No very special circumstances have been advanced in support of the proposal, therefore it is contrary to Policy 36 of the emerging Development Strategy for Central Bedfordshire and Section 9 of the National Planning Policy Framework.
2) The proposed replacement garage would, because of its size, scale and siting reduce the spacing on the site and thus be out of character with the existing dwelling and other similar properties in the street harmful to the visual amenities of the street scene and of nearby residents. The proposal is therefore contrary to Policy BE8 of the South Bedfordshire Local Plan Review, Policy 43 of the emerging Development Strategy for Central Bedfordshire and the Central Bedfordshire Design Guide.
3) The proposed replacement garage would, because of its size, bulk and siting and unsympathetic design, appear unduly obtrusive and overbearing to the rear patio area of No. 187 Mancroft Road. The proposal is therefore contrary to the principles of good design as set out in Policy BE8 of the South Bedfordshire Local Plan Review, Policy 43 of the emerging Development Strategy for Central Bedfordshire and the Central Bedfordshire Design Guide.
