Conditions or Reasons for Planning Application - CB/14/00306/FULL
Conditions or Reasons:
1) The development shall begin not later than three years from the date of this permission.

Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2) Notwithstanding the details submitted with the application, no development shall take place until a schedule of external materials and finishes, including external finish colours expressed as RAL nos., swatches or colour product descriptions have been submitted to and approved in writing by the Local Planning Authority. The approved development shall be implemented thereafter strictly in accordance with the approved details.

Reason: To safeguard the special architectural and historic interest of this statutorily listed building.

3) Notwithstanding the submitted details, no development shall take place until samples of the external materials proposed to be used in the development hereby permitted, including rainwater goods (which shall expressly exclude the use of uPVC products) have been submitted to and approved in writing by the Local Planning Authority. The approved development shall be implemented thereafter strictly in accordance with the approved details

4) Notwithstanding the submitted details, development shall not take place until drawn details at an appropriate scale between 1:10 and 1:50, in plan and elevation, showing the configuration of rainwater discharge arrangements (rainwater goods and lined gutters, as appropriate) in respect of the new tiled roofed link to the pool complex hereby approved and the false dovecot/cupola structure to be retained have been submitted to and approved in writing by the Local Planning Authority. The approved development shall be implemented thereafter strictly in accordance with the approved details.

5) Notwithstanding the submitted details, no development shall take place until drawn details at an appropriate scale between 1:1 and 1:20, in elevation and section and showing the profile of mullion elements at a scale of 1:1, have been submitted to and approved in writing by the Local Planning Authority in respect of the 'north elevation' altered window and replacement door as shown on submitted drawing ASBWt 2013/4, received 27th January 2014. The approved development shall be implemented thereafter strictly in accordance with the approved details.

6) In the construction of the glazed link structure hereby approved, all fixings to be made to the existing brick wall fabric shall be restricted to the mortar jointwork of the existing wall masonry only unless otherwise agreed in writing with the Local Planning Authority.

Reason: To ensure that the approved development is undertaken without damage to the historic building fabric existing on the site.

7) The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers ASBWt 2013/1, ASBWt 2013/2, ASBWt 2013/3, ASBWt 2013/4, ASBWt 2013/5, 286/14, 286/16A, CBC/001.

Reason: For the avoidance of doubt.
