Conditions or Reasons for Planning Application - SB/08/00225
Conditions or Reasons:
1) The development shall begin not later than three years from the date of this permission.
REASON: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2) Materials to be used for the fencing should match those detailed on Drawing No. P08-009-P01 received 27/02/08.
REASON: To ensure that the development is in keeping with the existing building.
(Policies BE8 & H8, S.B.L.P.R).
3) Visibility splays shall be provided at the junction of the vehicular access with the public highway. The splays shall extend to the limits of the site's highway frontage on each side of the access from a point on the centre line of the access measured 2.4m back from the road channel. The vision splays so described shall be maintained free of any obstruction to visibility.
REASON: To provide adequate visibility between the highway and the access, and to make the access safe and convenient for the traffic which is likely to use it.
4) In accordance with the details submitted with the application, the fence and gates hereby approved shall measure no more than 1.3m in height.
REASON: For the avoidance of doubt and in the interests of highway safety.
5) This permission relates only to the details shown on the Site Location Plan and Drawing No. P08-009-P01 received 27/02/08 or to any subsequent appropriately endorsed revised plan.
REASON: To identify the approved plans and to avoid doubt.
