Conditions or Reasons for Planning Application - SB/08/00238
Conditions or Reasons:
1) The development shall begin not later than three years from the date of this permission.
REASON: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2) Before the first floor flat is occupied the parking, garage and turning spaces shown on Drawing No. NSD/07/17/tp1 B received 13 May 2008 shall be provided to the satisfaction of the District Planning Authority and shall be retained thereafter for the parking and turning of vehicles in connection with the approved dwelling and ground floor dwelling.
REASON: To ensure provision for car parking and turning clear of the highway.

3) The windows in the east facing side elevation shown on Drawing No. NSD/07/17/tp1 B received 13 May 2008 shall be permanently glazed with obscured glass.
REASON: To protect the privacy of the occupiers of adjoining properties.
(Policies BE8, H2 & H9, S.B.L.P.R.).
4) Before development begins details, and where appropriate samples, of the materials to be used for the external walls and roofs of the development shall be submitted to and approved in writing by the District Planning Authority. The development shall thereafter be carried out in accordance with the approved details/samples.
REASON: To control the appearance of the development.

5) Notwithstanding the provisions of the Town and Country Planning (General Permitted Development) Order 1995 (or any order revoking and re-enacting that Order with or without modification), no additional windows shall be inserted into the east or west side elevations of the development.
REASON: To protect the amenity of neighbouring residents.

6) This permission relates only to the details shown on Drawing No. NSD/07/17/tp1 B received 13 May 2008 or to any subsequent appropriately endorsed revised plan.
REASON: To identify the approved drawing and to avoid doubt.
