Conditions or Reasons:
1) The proposed two storey front extension would result in an undesirable and unacceptable form of development by reason of its scale and massing in close proximity to the boundary with the adjoining property such that it would have an adverse impact on the occupiers of No 32 Sutton Mill Road in terms of overbearing impact and loss of outlook to both the side ground floor bedroom window at No 32 and its general amenity area. It would also have an adverse impact on the occupiers of No 32 in terms of loss of privacy. As such the proposal is contrary to Policy DM3 of the Core Strategy and Management Policies, November 2009; National Planning Policy Framework (March 2012) and technical guidance Design in Central Bedfordshire, a Guide for Development, 2010.
