Conditions or Reasons:
1) The proposal, by reason of its siting, scale and massing, would appear cramped and overbearing within the rear garden of 20 Mill Road, and would be detrimental to the residential amenities of adjoining occupiers. The development would be out of character with the locality. This would be contrary to Policies CS14 and DM3 of the Core Strategy and Development Management Policies for Central Bedfordshire North adopted November 2009, The National Planning Policy Framework and the Central Bedfordshire technical design guidance.
