Conditions or Reasons for Planning Application - CB/14/01059/FULL
Conditions or Reasons:
1) The development hereby approved shall be commenced within three years of the date of this permission.

Reason: To comply with Section 91 of the Town and Country Planning Act 1990 which is designed to ensure that a planning permission does not continue in existence indefinitely if the development to which it relates is not carried out.
2) All external works hereby permitted shall be carried out in materials as described on plan numbers 1410/02-2 and 1410/02-4A.

Reason: To safeguard the appearance of the completed development by ensuring that the development hereby permitted is finished externally with materials to match/complement the existing building(s) and the visual amenities of the locality.
3) The raised close-boarded timber screen fencing along the side boundaries as shown on drg no 1410/02-4A shall be erected prior to first occupation of the extension hereby approved and before the decking is first brought into use, and shall thereafter be retained.

Reason: To safeguard the amenity and privacy of residents.
4) The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers [1409/OS, 1409/01-1, 1409/01-2, 1409/01-3, 1409/01-4, 1409/02-1(A), 1409/02-2(A), 1409/02-3, 1409/02-4A].

Reason: For the avoidance of doubt.
