Conditions or Reasons for Planning Application - CB/14/01077/FULL
Conditions or Reasons:
1) Notwithstanding the details provided on the approved plans, within one calendar month of the date of the planning permission hereby granted a triangular vision splay shall be provided on the south-east corner of the fence. This shall measure 1.8 metres along the fence, wall, hedge or other means of definition of the front boundary of the site, and 1.8metres measured into the site at right angles to the same line along the side of the adjacent vehicular access to No. 7 Manor Close. Thereafter the vision splays so described and on land under the applicant's control shall be maintained free of any obstruction to visibility exceeding a height of 600mm above the adjoining footway level and shall remain in perpetuity while any boundary treatment remains.

Reason: To provide adequate visibility between the existing highway and the existing neighbouring vehicle access, and to make the access safe and convenient for the traffic which uses it (Policy DM3 of the Core Strategy and Development Management Policies 2009).
2) The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers [CBC/001; CBC/002; CBC/003; CBC/004].
