Conditions or Reasons for Planning Application - CB/14/01151/FULL
Conditions or Reasons:
1) The development shall begin not later than three years from the date of this permission.

Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2) No development shall take place until samples of the materials to be used for the external walls and roof of the proposed extension have been provided on site for inspection and approved in writing by the Local Planning Authority. The development shall thereafter be carried out in accordance with the approved details.

Reason: To control the appearance of the buildings in the interests of the visual appearance and historical significance of the area.

3) The extension hereby permitted shall not be occupied until the garage shown as being removed on approved drawing no. 907.3a has been demolished and all resultant detritus completely removed from the site.

Reason: To ensure the development would be appropriate within this Green Belt location and to prevent harm to the openness of the Green Belt.
(Policy H13, SBLPR and Policy 36, DSCB).
4) The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers 907.1, 907.2, 907.3a, 907.4a, CBC/001.

Reason: For the avoidance of doubt.
