| Conditions or Reasons: | 1)
The development hereby permitted shall begin not later than three years from the date of this permission.
Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004. |

All external works hereby permitted shall be carried out in materials to match as closely as possible in colour, type and texture, those of the existing building.
Reason: To safeguard the appearance of the completed development by ensuring that the development hereby permitted is finished externally with materials to match the existing building in the interests of the visual amenities of the locality. (Policies BE8 & H8 S.B.L.P.R and 43, D.S.C.B) |

The Silver Birch tree, Laurel hedging and grass shown on approved Drawing No. 2014/0202/05C dated 13/05/14 shall be maintained and any planting or trees which die or are destroyed shall be replaced during the next planting season with others of a similar size and species and maintained until satisfactorily established.
Reason: To ensure an acceptable standard of landscaping. (Policies BE8 S.B.L.P.R and 43 & 58, D.S.C.B) |

Before first occupation of any of the extensions hereby approved, the junction of the proposed vehicular access within the highway shall be constructed in accordance with the approved details shown on drawing number 2014/0202/05C.
Reason: In order to minimise danger, obstruction and inconvenience to users of the highway and the premises. (Policies T10 S.B.L.P.R and 27 & 43, DSCB) |

Before first occupation of any of the extensions hereby approved, the details of the construction and surfacing of the on site vehicular access shall be submitted to and approved in writing by the Local Planning Authority. These details shall include arrangements for surface water drainage from the site to soak away within the site so that it does not discharge into the highway or into the main drainage system.
Reason: To avoid the carriage of mud or other extraneous material or surface water from the site so as to safeguard the interest of highway safety and reduce the risk of flooding and to minimise inconvenience to users of the premises and ensure acceptable parking of vehicles outside highway limits. Notwithstanding the provisions of the Town and Country Planning (General Permitted Development) Order 1995 (or any order revoking and re-enacting that Order) the garage shall be retained and shall not be used for any purpose, other than for the parking of vehicles, unless permission has been granted by the Local Planning Authority on an application made for that purpose.
Reason: To ensure that parked vehicles do not adversely affect the safety and convenience of road users by causing obstruction and by overhanging the adjoining public highway and to retain off-street parking provision and thereby minimise the potential for on-street parking which could adversely affect the convenience of road users. (Policies T10 S.B.L.P.R and 27 & 43 D.S.C.B). |

The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers CBC/001, CBC/002, 2014/0202/01A, 2014/0202/02, 2014/0202/03, 2014/0202/04A & 2014/0202/05C.
Reason: To identify the approved plan/s and to avoid doubt. |
