Conditions or Reasons for Planning Application - CB/14/01206/FULL
Conditions or Reasons:
1) The proposed single storey rear extension to the dwelling would by reason of its excessive scale, massing and design be disproportionate to the original dwelling house and would provide a property significantly larger and more intrusive than the original dwelling. The proposal is therefore inappropriate development which would harm the openness and character of the Green Belt. No very special circumstances for such development have been forwarded. This is in conflict with the National Planning Policy Framework and policy 36 in the emerging Development Strategy for Central Bedfordshire dated 2013.
2) The proposed single storey rear extension by reason of its siting, excessive depth and bulk would be unduly overbearing and have a harmful impact on the amenities of occupiers of the adjoining house at number 373 Barton Road by way of loss of light and outlook. This will be in conflict with planning policies BE8 and HE8 in the South Bedfordshire Local Plan and the emerging Development Strategy for Central Bedfordshire dated 2014.
