Conditions or Reasons for Planning Application - CB/14/01250/FULL
Conditions or Reasons:
1) The development shall begin not later than three years from the date of this permission.

Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2) The external finish of the walls and roofing materials to be used for the extension shall match that of the existing dwelling as closely as possible.

Reason: To ensure that the development is in keeping with the existing dwelling.
(Policies BE8 & H8 S.B.L.P.R & Policy 43 D.S.C.B).
3) Before development begins, a parking scheme within the curtilage of the property, clear of the public highway, shall be submitted to and approved in writing by the Local Planning Authority. The scheme shall comply with the standards of the Local Planning Authority and shall be fully implemented before the development is first occupied or brought into use and thereafter retained for this purpose.

Reason: To minimise the potential for on-street parking and thereby safeguard the interest of the safety and convenience of road users.

4) The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers [PL-001, PL-002, PL-003, PL-004 A, PL-005].
