Conditions or Reasons for Planning Application - CB/14/01337/FULL

Conditions or Reasons:

1) The development hereby permitted shall begin not later than three years from the date of this permission.

Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.

2) No development shall take place until a Schedule of External materials and finishes, including colour schemes expressed as RAL nos. or swatch samples, has been submitted to and approved in writing by the Local Planning Authority and the development shall thereafter be implemented strictly in accordance with the approved details.

Reason: To ensure that the special historical and architectural interest and integrity of the building is conserved and maintained.

3) Before development commences and notwithstanding the details submitted with the application, samples of external materials to be used in the development hereby approved, including samples of external brickwork, roof tile or slate and rainwater goods shall be submitted to and approved in writing by the Local Planning Authority and the development shall thereafter be implemented strictly in accordance with the approved details.

Reason: To ensure that the development is in keeping with the existing building.

4) Notwithstanding the details submitted with the application, all rainwater goods to be installed as part of the development hereby approved shall be of cast aluminium 'heritage range' type, finished and maintained thereafter in a gloss black paint system to the full satisfaction of the Local Planning Authority.

Reason: To ensure that the development is in keeping with the existing building.

5) The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers AL(10)03, AL(10)02, CBC/001 & CBC/002.

Reason: To identify the approved plans and to avoid doubt.
