Conditions or Reasons:
1) The proposed development , by reason of its scale and design, would be visually obtrusive and overbearing, would be poorly related to the existing house and would detract from the amenities of the area and neighbouring residents. The proposal would also fail to provide adequate space to enable the safe and convenient access to and from the proposed garage and adjacent garage and would consequently likely result in an increase in kerbside parking in the locality. The proposal would be contrary to national guidance contained within Planning Policy Statement 1 'Delivering Sustainable Development' and Policies BE8 and H8 of the South Bedfordshire Local Plan Review.
