Conditions or Reasons:
1) As far as can be determined from the submitted plans, the applicant does not appear to control sufficient land to provide for adequate visibility at the proposed point of access. The development would therefore lead to danger and inconvenience to people using the proposed access and to highway users in general and be detrimental to highway safety.
2) The erection of the two storey front addition to number 7 Yew Walk together with the proposed new attached dwelling would by reason of their prominent siting, excessive bulk, scale and incongruous design appear as being out of keeping with the character of the cluster of houses to which it is to be attached and have a detrimental impact on the established character and the visual amenities of this prominent edge of settlement location. This would be in conflict with planning policy DM3 in the Core Strategy and Development management Planning Document and policy 43 in the emerging Development Strategy for Central Bedfordshire dated 2013.
