Conditions or Reasons for Planning Application - CB/14/01426/FULL
Conditions or Reasons:
1) The development shall begin not later than three years from the date of this permission.

Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2) Notwithstanding the details provided on the approved plans, prior to the replacement of the boundary wall hereby approved the junction/crossover shall be widened to a width of 5.25 metres.

Reason: In order to minimise danger, obstruction and inconvenience to users of the highway and the premises (Policy DM3 of the Core Strategy and Development Management Services (2009).
3) Prior to the first use of the altered access hereby approved details shall be submitted to and approved in writing by the local planning authority to agree the vehicular access be surfaced in bituminous or other similar durable material for a distance of 5 metres into the site, measured from the highway boundary. This shall include details of arrangements to be made for surface water drainage from the site to be intercepted and disposed of separately so that it does not discharge into the highway.

Reason: To avoid the carriage of mud or other extraneous material or surface water from the site into the highway so as to safeguard the interest of highway safety (Policy DM3 of the Core Strategy and Development Management 2009).
4) All external works hereby permitted shall be carried out in materials to match as closely as possible in colour, type and texture, those of the existing building.

Reason: To safeguard the appearance of the completed development by ensuring that the development hereby permitted is finished externally with materials to match the existing building in the interests of the visual amenities of the locality (Policies DM3 and DM13 of the Core Strategy and Development Management Policies 2009).
5) The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers [10-337/M1; 10-337/M2; 10-327/01/C; 10-337/02/A; 10-337/04].
