Conditions or Reasons:
1) The proposed part two storey, part single storey rear extension would, because of its scale, siting and unsympathetic design, dominate the existing dwelling and have a detrimental impact upon the character, appearance and architectural composition of the subject dwelling and thus would have a harmful impact upon the character and appearance of the wider Linslade Conservation Area. The proposal is therefore contrary to the principles of good design as set out in the National Planning Policy Framework, Policies H8 and BE8 of the South Bedfordshire Local Plan Review, Policies 43 and 45 of the emerging Development Strategy for Central Bedfordshire and the Central Bedfordshire Design Guide.
