Conditions or Reasons:
1) The proposed side extension, by reason of its scale and design, would be a visually obtrusive and overly dominant form of development, would result in loss of openness at this important corner site and would detract from the appearance of the house, the streetscene and character of the immediate locality and the amenity of the area generally. The proposal would thereby be contrary to national guidance contained within Planning Policy Statement 1 'Delivering Sustainable Development' and Policies BE8 and H8 of the South Bedfordshire Local Plan Review.
