| Conditions or Reasons: | 1)
The development hereby permitted shall begin not later than three years from the date of this permission.
Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004. |

The development hereby permitted shall only be used as an annexe/extension to the dwelling known as 15 Ashburnham Road and shall not be occupied as a separate or self-contained dwelling unit.
Reason: To prevent the establishment of a separate residential unit. (Policy DM3 of the Core Strategy and Development Management Policies for Central Bedfordshire (North) and Policy 43, DSCB) |

Notwithstanding the provisions of the Town & Country Planning (General Permitted Development) Order 1995, (including any Order amending, revoking or re-enacting that Order, with or without modification) no balustrading, or similar means of enclosing any part of the roof area (including any roof void) of the extension hereby permitted, shall be installed, nor shall any part of the said roof area be used as a balcony, roof garden, or similar amenity area without the grant of a further specific planning permission from the Local Planning Authority.
Reason: To protect the privacy of the occupiers of adjoining properties. (Policy DM3 of the Core Strategy and Development Management Policies for Central Bedfordshire (North) and Policy 43, DSCB) |

No development shall commence, notwithstanding the details submitted with the application, until details of the materials to be used for the external windows, doors, walls, roofs and rainwater goods of the proposed extension shall be submitted to and approved in writing by the Local Planning Authority. The development/work shall be carried out only in accordance with the approved details. Reason: To ensure that the development/work is in keeping with the existing building. |

No development shall take place, until a schedule of works detailing all proposed repairs, re-instatement and making good to the fabric of the building has been submitted to and approved in writing by the Local Planning Authority. The development shall only be carried out only in accordance with the approved schedule of works. Details shall include a full and detailed specification of all materials to be used in the works. Reason: To ensure that the special historical and architectural interest and integrity of the building is conserved and maintained. The scheme for parking and garaging indicated on the submitted plans shall be laid out prior to the occupation of the extended development hereby permitted and those areas shall not thereafter be used for any other purpose.
Reason: To enable vehicles to draw off and park clear of Ashburnham Road to minimise danger, obstruction and inconvenience to users of the adjoining Ashburnham Road. |

The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers 546.100; 546.102 Rev B; 546.103; 546.104; 546.105 Rev A; 546.106; 546.107 Rev B; 546.108 Rev A; Topographic Survey.
Reason: To identify the approved plan/s and to avoid doubt. |
