Conditions or Reasons for Planning Application - CB/14/01485/FULL
Conditions or Reasons:
1) The property is within the open countryside, the South Bedfordshire Green Belt, the Chilterns Area of Outstanding Natural Beauty and an area defined as being of Great Landscape Value. The application is for a new dwelling which represents inappropriate development in the Green Belt which is by definition harmful to the openness of the Green Belt and there are no very special circumstances to outweigh the harm by reason of inappropriateness or any other harm caused to the visual amenity and openness of the Green Belt. The building would also be more prominent than the existing piggery building and would adversely harm the character of the AONB, AGLV and the visual amenities of the Green Belt

The development is therefore contrary to Policies NE3 and BE8 of the South Bedfordshire Review 2004, Policies 36, 38, 43, 50 & 58 of the Development Strategy for Central Bedfordshire 2013 and chapters 7 & 9 of the National Planning Policy Framework 2012.
