Conditions or Reasons:
1) The proposed side and rear extensions would result in the loss of a parking space for this 2 or 3 bedroomed property. The applicant has not included adequate provision of a replacement space within the site for parking and manoeuvring of vehicles clear of the highway and there is insufficient space within the residential curtilage to provide such a space and further, the Council parking standard for a 2 or 3 bedroomed property would be a minimum of 2 parking spaces. The development if permitted would therefore be likely to lead to additional on-street parking to the detriment of public and highway safety. The development would thereby be contrary to policy T10 of the South Bedfordshire Local Plan Review, policy 27 of the emerging Development Strategy for Central Bedfordshire, and the Design Guide for Central Bedfordshire, Internal & External Space Standards and Revised Parking Standards, Central Bedfordshire Design Guide Revision, March 2014.
