Conditions or Reasons:
1) The application fails to have regard to the Council's adopted Planning Obligations Strategy adopted 2008, insofar as it is not accompanied by an acceptable undertaking to provide contributions to local infrastructure; as such the proposal is contrary to Policy CS2 of the Central Bedfordshire Core Strategy and Development Management Policies (2009), the Central Bedfordshire Council's Adopted Supplementary Planning Guidance: Planning Obligations Strategy (2008) and the National Planning Policy Framework.
