Conditions or Reasons:
1) The proposed development would, because of its design, size, bulk, siting and prominence, be out of character with the existing dwelling and other similar properties in the street and would be harmful to the visual amenities of the street scene. The proposal is therefore contrary to Policies H8 & BE8 of the South Bedfordshire Local Plan Review, Policy 43 of the emerging Development Strategy for Central Bedfordshire, Central Bedfordshire Council's Supplementary Guidance Design Guide - Design Supplement 4: Residential Alterations and Extensions and the principles of good design as set out within the National Planning Policy Framework.
2) The proposed development would, because of its size, bulk, siting and unsympathetic design, appear unduly obtrusive and result in an unacceptable loss of light and overbearing impact upon the adjoining property at No. 31 Soulbury Road. The proposal is therefore contrary to Policies H8 and BE8 of the South Bedfordshire Local Plan Review and policy 43 of the emerging Development Strategy for Central Bedfordshire and Central Bedfordshire Council's Supplementary Guidance Design Guide - Design Supplement 4: Residential Alterations and Extensions and the principles of good design as set out within the National Planning Policy Framework.
