Conditions or Reasons for Planning Application - CB/14/01684/FULL

Conditions or Reasons:

1) The development hereby permitted shall begin not later than three years from the date of this permission.

Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.

2) No development shall take place until a landscaping scheme (to include species, sizes and densites of planting) has been submitted to and approved in writing by the Local Planning Authority. The approved scheme shall be implemented by the end of the full planting season immediately following the completion of the development (a full planting season means the period from October to March). The trees, shrubs and grass shall subsequently be maintained in accordance with the approved landscape maintenance scheme and any which die or are destroyed during this period shall be replaced during the next planting season.

Reason: To ensure an acceptable standard of landscaping.

3) All external works hereby permitted shall be carried out in materials to match as closely as possible in colour, type and texture, those of the existing building.

Reason: To safeguard the appearance of the completed development by ensuring that the development hereby permitted is finished externally with materials to match the existing building in the interests of the visual amenities of the locality.

4) The new extension shall not be brought into use until the access and parking area has been constructed and provided with driver visibility splays in accordance with the details shown on the submitted plans P001 Rev A and P004 Rev A and those areas shall not thereafter be used for any other purpose.

Reason: To ensure the provision of an appropriate access arrangement in the interests of highway safety.

5) The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers LP01; P001; P002; P003; P004; P005; P006

Reason: To identify the approved plan/s and to avoid doubt.
