Conditions or Reasons for Planning Application - CB/14/01748/FULL
Conditions or Reasons:
1) The development hereby approved shall be commenced within three years of the date of this permission.

Reason: To comply with Section 91 of the Town and Country Planning Act 1990 which is designed to ensure that a planning permission does not continue in existence indefinitely if the development to which it relates is not carried out.
2) The cantilever sliding and sweeping gate shall be electronically operated and remain as such in perpetuity unless otherwise agreed in writing by the Local Planning Authority.

Reason: To avoid the need to park within the cariageway whilst the gate is being opened thereby avoiding the obstructing to the free flow of traffic of the road to the inconvenience of users of the highway.
3) Notwithstanding the provisions of the Town and Country Planning General Permitted Development Order 1995, or any amendments thereto, the height of the wall and style of railings and gate, shall be constructed and remain as indicated on the approved drawing no CBC02, CBC04 and CBC05 unless otherwise permitted in writing by the Local Planning Authority on an application made for the purpose of alteration.

Reason: To retain the driver/driver and driver/pedestrian intervisibility at the access for the safety of users of the site and the highway.
4) The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers CBC01, CBC02, CBC03, CC04 and CBC05.

Reason: For the avoidance of doubt.
