Conditions or Reasons for Planning Application - CB/14/01776/FULL
Conditions or Reasons:
1) The development hereby permitted shall begin not later than three years from the date of this permission.

Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2) Notwithstanding the approved plans and information provided in the material schedule of the submitted application form, the roof of the outbuilding hereby approved shall be finished in natural slate with a lead roll ridge and hips and shall be retained thereafter unless agreed otherwise, in writing, with the local planning authority. Thereafter the development shall be carried out in accordance with the approved details and retained as approved.

Reason: To safeguard the special character and appearance of the surrounding conservation area (policy DM13 of the Core Strategy and Development Management Policies 2009).
3) Notwithstanding the approved plans and information provided in the material schedule of the submitted application form, all new rainwater goods shall be of black painted [cast iron/aluminium] and shall be retained thereafter unless agreed otherwise, in writing, with the local planning authority. Thereafter the development shall be carried out in accordance with the approved details and retained as approved.

Reason: To safeguard the special character and appearance of the surrounding conservation area (policy DM13 of the Core Strategy and Development Management Policies 2009).
4) The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers: 001; 002; 31/65680; CBC/001;

Reason: To identify the approved plan/s and to avoid doubt.
