Conditions or Reasons for Planning Application - SB/08/00375/FULL
Conditions or Reasons:
1) The proposed dwellings would, by virtue of their design, scale, massing and siting appear as an incongruous and cramped form of development within the contextual streetscene and would accordingly be harmful to the established character of the locality. The proposal would therefore be contrary to the principles of good design as set out in Planning Policy Statement 3: 'Housing' and Policies H2 and BE8 of the South Bedfordshire Local Plan Review.
2) The proposed development would, by virtue of its design and layout, have an overbearing relationship with number 60 Wallace Drive harmful to the residential amenity of the occupiers of that property. Furthermore the layout of the proposal would give rise to an unacceptable degree of overlooking and loss of privacy to the occupiers of the proposed dwellings. The proposal is therefore contrary to the principles of good design as set out in Planning Policy Statement 1: 'Delivering Sustainable Development' and Policies H2 and BE8 of the South Bedfordshire Local Plan Review.
