Conditions or Reasons for Planning Application - CB/14/01892/FULL
Conditions or Reasons:
1) The development hereby permitted shall begin not later than three years from the date of this permission.

Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2) All external works hereby permitted shall be carried out in materials as described on plan nos P004 and P005 and the planning application form (Q10 materials) including painted render.

Reason: To safeguard the appearance of the completed development by ensuring that the development hereby permitted is finished externally with materials to match/complement the existing building(s) and the visual amenities of the locality in accordance with policies CS14 and DM3 of the Core Strategy and Development Management Policies (2009).

3) Notwithstanding the provisions of the Town and Country Planning (General Permitted Development) Order 1995 (or any order revoking and re-enacting that Order with or without modification), no windows shall be inserted into the south flank elevation of the proposed single storey rear extension and north flank of the proposed single storey side garage extension and converted outbuilding to ancillary accommodation.

Reason: To protect the amenity of neighbouring residents.
4) Prior to the first occupation of the two storey front extension the first floor window serving bedroom 3 in the southern elevation and first floor ensuite window in the northern elevation of the two storey front extension hereby permitted shall be fitted with obscured glass of a type to substantially restrict vision through them at all times and non-opening unless the parts of the windows which can be opened are more than 1.7 metres above the floor of the rooms in which the windows are installed. No further windows or other openings shall be formed in those elevations.

Reason: To safeguard the amenities of occupiers of adjoining properties.
5) The first floor ensuite window in the existing side (southern) elevation shall be

obscure-glazed, and
non-opening unless the parts of the window which can be opened are more than 1.7 metres above the floor of the room in which the window is installed.

No further windows or other openings shall be formed in this elevation.

Reason: To safeguard the amenities of neighbouring occupiers.
6) The first floor ensuite, landing and bathroom windows in the existing side (northern) elevation shall be

obscure-glazed, and
non-opening unless the parts of the window which can be opened are more than 1.7 metres above the floor of the room in which the window is installed.

No further windows or other openings shall be formed in this elevation.

Reason: To safeguard the amenities of neighbouring occupiers.
7) The conversion of existing residential outbuilding to habitable accommodation hereby permitted shall not be occupied at any time other than for purposes ancillary to the residential use of the dwelling known as 30A Sutton Mill Road Potton.

Reason: The ancillary accommodation created by the development is not suitable, because of the circumstances of the site, to be used as a separate, independent residential unit.
8) The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers CBC/001 (site location plan), CBC/002 (block plan), P001, P002, P003, P004, P005.

Reason: To identify the approved plan/s and to avoid doubt.
