Conditions or Reasons for Planning Application - CB/14/01935/FULL
Conditions or Reasons:
1) The development hereby permitted shall begin not later than three years from the date of this permission.

Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2) The existing toilet and shower block sited to the rear of the function room to the Public House shall be removed and the land reinstated to its former state prior to the new shower block being brought into use.

Reason: To safeguard the amenities of occupiers of the nearby residential properties and in the interest of the visual amenities of the area.
3) Within three months of the shower block being installed at the site details shall be submitted to the Local Planning Authority for approval in writing showing existing trees and shrubs sited within the application site which are to be retained. The approved plans shall be complied with at all times.

Reason: In the interest of the visual amenities of the site and to protect the outlook of occupiers of neighbouring residential properties.
4) Within three months of the shower block facilities being installed, details of the bollard lighting to be sited in the application site shall be submitted to and approved in writing by the Local Planning Authority and the approved details shall be implemented thereafter.

Reason: To safeguard the visual amenities of the site.
5) The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers CBC01 and CBC02.

Reason: To identify the approved plan/s and to avoid doubt.
