Conditions or Reasons:
1) The proposed development by virtue of its size and siting would have a cramped appearance and appear at odds with the prevailing character of the area and harmful to the visual amenity of the streetscene. Furthermore the development would result in the loss of an important landscaped visual buffer between Readers Close and the adjacent industrial premises harmful to the visual amenity of the streetscene and to residential amenity of the occupiers of surrounding dwellings. The proposal is therefore contrary to the principles of good design as set out in Planning Policy Statement 1: 'Delivering Sustainable Development', Planning Policy Statement 3: 'Housing' and Policies H2 and BE8 of the South Bedfordshire Local Plan Review.
