Conditions or Reasons:
1) The proposed development would, because of its siting only 7.5cm from the boundary, result in the loss of characteristic spacing between properties to the detriment of the character and appearance of the streetscene. The proposal is therefore contrary to the principles of good design as set out in the National Planning Policy Framework, Policies H8 and BE8 of the South Bedfordshire Local Plan Review, Policy 43 of the emerging Development Strategy for Central Bedfordshire and the Central Bedfordshire Design Guide.
2) The proposed development would, because of its depth, bulk and siting appear unduly overbearing and result in an unacceptable loss of light of the adjoining property at No. 28 Danes Way. The proposal is therefore contrary to the principles of good design as set out in the National Planning Policy Framework, Policies H8 and BE8 of the South Bedfordshire Local Plan Review, Policy 43 of the emerging Development Strategy for Central Bedfordshire and the Central Bedfordshire Design Guide.
