Conditions or Reasons for Planning Application - CB/14/01989/FULL
Conditions or Reasons:
1) The development hereby permitted shall begin not later than three years from the date of this permission.

Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2) All external works hereby permitted shall be carried out in materials to match as closely as possible in colour, type and texture, those of the existing building.

Reason: To safeguard the appearance of the completed development by ensuring that the development hereby permitted is finished externally with materials to match the existing building in the interests of the visual amenities of the locality.

3) Consent is only being granted on the undertaking that special foundations are to be used to construct the extension, and prior to construction the written/diagrammatic specification of such special foundations shall be submitted to the Local Planning Authority to determine its suitability for root protection. The special foundation shall be based on a pile and beam construction, and shall be so designed by a suitably qualified engineer. The purpose of the foundation, in relation to tree protection, is to avoid any excavation work, or any changes in soil levels, thereby protecting the integrity of the soil structure/rooting medium, in recognition that the extension is being built within the Root Protection Area of this tree.

Reason: To prevent damage to the rooting system, and rooting medium of the protected Deodar Cedar tree, so as to safeguard its health, stability and amenity value.

4) The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers [Sheet 1, Sheet 2].

Reason: To identify the approved plans and to avoid doubt.
