Conditions or Reasons for Planning Application - CB/14/02011/FULL
Conditions or Reasons:
1) The development hereby permitted shall begin not later than three years from the date of this permission.

Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2) All external works hereby permitted shall be carried out in materials as described on plan no 0182-04-14/04A and the design and access statement (May 2014).

Reason: To safeguard the appearance of the completed development by ensuring that the development hereby permitted is finished externally with materials to match/complement the existing building(s) and the visual amenities of the locality in accordance with policies CS14 and DM3 of the Core Strategy and Development Management Policies (2009).
3) A 1.8m close boarded fence shall be erected along the side (eastern) boundary from the rear elevation of No 44 High Street to the front elevation of the building hereby approved. The fence shall be fully implemented before the development is first occupied or brought into use and shall be retained thereafter.

Reason: To safeguard the amenity and privacy of residents in accordance with policy DM3 of the Core Strategy and Development Management Policies (2009).
4) Prior to the first occupation of the building hereby approved the ground floor window in the side (southeast) elevation shall be fitted with obscured glass of a type to substantially restrict vision through it at all times and non-opening unless the parts of the window which can be opened are more than 1.7 metres above the floor of the room in which the window is installed. No further windows or other openings shall be formed in that elevation.

Reason: To safeguard the amenities of occupiers of adjoining properties.
5) The building hereby permitted shall not be occupied at any time other than for purposes ancillary to the residential use of the dwelling known as 42 High Street Stotfold.

Reason: The ancillary accommodation created by the development is not suitable, because of the circumstances of the site, to be used as a separate, independent residential unit.
6) The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers 0182-04-14/01A, 0182-04-14/02A, 0182-04-14/03A, 0182-04-14/04A, Design and access statement (May 2014).

Reason: To identify the approved plan/s and to avoid doubt.
