| Conditions or Reasons: | 1)
The development hereby permitted shall begin not later than three years from the date of this permission.
Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004. |
2)
No development shall take place until samples of all external materials to be used in the construction of the development hereby permitted have been submitted to and approved in writing by the Local Planning Authority. The details shall include a sample panel of brickwork, details of rain water goods, doors and windows and roofing materials. The development shall thereafter be carried out in accordance with the approved details.
Reason: To control the appearance of the building in the interests of the visual amenities of the locality. |
3)
No development shall take place until details of the existing and final ground and slab levels of the building hereby approved have been submitted to and approved in writing by the Local Planning Authority. Such details shall include sections through the site and the approved building. Thereafter the site shall be developed in full accordance with the approved details.
Reason: To ensure that an acceptable relationship results between the new development and adjacent buildings. |

No equipment, machinery or materials shall be brought on to the site for the purposes of development until details of substantial protective fencing and ground protection for the protection of any retained tree(s), has been submitted to and approved in writing by the Local Planning Authority in accordance withBS5837 2012 Trees in relation to Design, Demolition and Construction. Recommendations, then there should be no ill effect on these protected trees. The approved fencing shall be maintained until all equipment, machinery and surplus materials have been removed from the site. Nothing shall be stored or placed in any area fenced in accordance with this condition and the ground levels within those areas shall not be altered, nor shall any excavation be made.
Reason: To protect the trees so enclosed in accordance with Section 8 of BS 5837 of 2012 or as may be subsequently amended. |

The building shall only be used for purposes incidental to the enjoyment of the dwellinghouse Campton Manor, 1 Rectory Road, Campton.
Reason: To prevent the introduction of an inappropriate use harmful to the residential character of the area. |

Following the carrying out or completion of the building operations or alterations for which consent is hereby granted, all making good of the existing building shall be carried out in materials & finishes which closely match, like-for-like, those historic materials & finishing details used in the existing building or structure- to accord with usual conservation good practice & to the satisfaction of the Local Planning Authority. If there is any doubt regarding the approach to any proposed making good, or any alternative materials are proposed, a precise specification of the materials & finishes should be submitted to & agreed in writing by the LPA.
Reason: To ensure that the special architectural & historic interest, character & appearance of the building is properly maintained, in accordance with standard conservation good practice. |
7)
All plant machinery and equipment installed and operated in connection with this permission shall be so enclosed, operated and/or attenuated that noise arising from such plant shall not exceed a level of 5dBA below the existing background level (or 10dBA below if there is a tonal quality) when measured according to BS4142:1997, at the boundary of any neighbouring residential dwelling.
Reason. To protect the neighbouring residents from noise associated with the use of plant and equipment. |
8)
The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers 729/LP1, 729/SP2, 729/SP1, 729/SO3, 729/02, 729/01a, 729/S02, 729/SO1A
Reason: To identify the approved plan/s and to avoid doubt. |
