Conditions or Reasons for Planning Application - CB/14/02078/PADO
Conditions or Reasons:
1) It has not been demonstrated that the building was in use as Class B1(a) (offices) immediately before 30th May 2013 (or, if the building was not in use immediately before that date, when it was last in use) and therefore the proposed change of use would not fall within the scope of permitted development under Class J, Part 3, Schedule 2 of the Town and Country Planning (General Permitted Development) Order 1995, as amended.
2) The development would, by virtue of a lack of on-site parking provision for future occupiers, result in parking taking place on the road that could prejudice the safe and free flow of traffic in the area. As such, it would be contrary to the objectives of the National Planning Policy Framework (2012) and policy 27 of the Development Strategy for Central Bedfordshire: a revised pre-submission version June 2014.
