Conditions or Reasons for Planning Application - CB/14/02140/FULL
Conditions or Reasons:
1) The development hereby permitted shall begin not later than three years from the date of this permission.

Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2) The external finish of the walls and roofing materials to be used for the extension shall be as detailed on drawing No. TOMS/01P/Sk(a)14A and match that of the existing building as closely as possible.

Reason: To safeguard the appearance of the completed development by ensuring that the development hereby permitted is finished externally with materials to match/complement the existing building and the visual amenities of the locality and the Conservation Area in accordance with Policies CS14 and DM3 of Central Bedfordshire Council's Core Strategy and Development Management Policies Development Plan Document and Policies 43 of the emerging Central Bedfordshire Council Development Strategy.
3) The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers TOMS/01P/Sk(a)14A and TOM/10P/Sk(A)14.

Reason: To identify the approved plan/s and to avoid doubt.
