Conditions or Reasons:
1) The proposed two storey extensions and side dormer by reason of their location,excessive size, bulk, scale and unsatisfactory design would be harmful to the established character of the existing property, the adjoining property and the wider street scene of Mill Lane. As such the development is contrary to the graph 53 and Section 7 of the NPPF, Policy DM3 of the Central Bedfordshire Council's Core Strategy and Development Management Policies Development Plan Document (2009) and the Central Bedfordshire Council's Supplementary Guidance Design Supplement 4: Residential Alterations and Extensions and the Central Bedfordshire.
