Conditions or Reasons for Planning Application - CB/14/02183/FULL
Conditions or Reasons:
1) The development hereby permitted shall begin not later than three years from the date of this permission.

Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2) All external works hereby permitted shall be carried out in materials to match as closely as possible in colour, type and texture, those of the existing building.

Reason: To safeguard the appearance of the completed development by ensuring that the development hereby permitted is finished externally with materials to match the existing building in the interests of the visual amenities of the locality.

3) The development hereby approved shall not be occupied until details of the junction of the proposed vehicular access with the highway have been submitted to and approved in writing by the Local Planning Authority and the junction has been constructed in accordance with the approved details.

Reason: In order to minimise danger, obstruction and inconvenience to users of the highway and the premises.

4) The new access shall not be brought into use until the existing access has been closed in accordance with the approved details as shown on drawing no. 1562-PL-011 Rev A..

Reason: In the interest of road safety and to reduce the number of points at which traffic will enter and leave the public highway.

5) The extended dwelling shall not be occupied until the access and parking areas shown on approved drawing no. 1562-PL-011 Rev A have been laid out, drained and surfaced in accordance with details that have been submitted to and approved in writing by the Local Planning Authority. These details shall include arrangements for surface water drainage from the site to soak away within the site so that it does not discharge into the highway or into the main drainage system. The areas shall thereafter not be used for any other purpose.

Reason: To avoid the carriage of mud or other extraneous material or surface water from the site so as to safeguard the interest of highway safety and reduce the risk of flooding and to minimise inconvenience to users of the premises and ensure acceptable parking of vehicles outside highway limits .

6) The home office accommodation hereby permitted shall not be occupied at any time other than for purposes ancillary to the residential use of the dwelling known as "12, The Avenue".

Reason: The office accommodation created within the curtilage of the residential dwelling is not suitable to be used as a separate, independent business unit, given its location, means of access and parking provision.

7) The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers 1562-SU-001, 1562-PL-011 Rev A, 1562-PL-010 Rev C.

Reason: To identify the approved plans and to avoid doubt.
