Conditions or Reasons:
1) The proposed garage and hardstanding would not be in accordance with Paragraph 53 of the National Planning Policy Framework which seeks to resist development of residential gardens which would cause harm to the local area. Policy BE8 of the South Bedfordshire Local Plan Review and Policy 43 of the emerging Development Strategy for Central Bedfordshire reiterate the need to protect natural features which form an attractive aspect of the site, that proposals take full account of opportunities to enhance and reinforce the character and local distinctiveness of the area, and that the density, massing and overall appearance of a development should compliment and harmonise with the local surroundings particularly in terms of longer views. The development would not be considered to be appropriate development in size, scale or density, nor would it be considered to harmonise with the local area, would lead to the loss of a natural feature and an attractive aspect of the site, would not be appropriate in the local area when considering the long rear gardens, longer views and openness of the area. The remaining garden space would not be in compliance with the Internal & External Space Standards , Central Bedfordshire Design Guide Revision, March 2014 and would lead to unacceptable amenity space to the detriment of the quality of living accommodation for current and future residents and out of character to the locality where there are generally extensive long rear gardens. It is therefore considered that the development would be contrary to policy BE8 of the South Bedfordshire Local Plan Review, policy 43 of the emerging Development Strategy for Central Bedfordshire, and the National Planning Policy Framework.
