Conditions or Reasons:
1) The proposed single storey rear extension would, by virtue of its size and massing, result in an accumulation of development which would be disproportionate over and above the size of the original building and would therefore be inappropriate development which would harm the openness of the Green Belt. No very special circumstances have been put forward which would outweigh the harm by reason of inappropriateness or any other harm caused to the visual amenity and openness of the Green Belt. The proposed development would therefore be contrary to the National Planning Policy Framework, Policy H13 of the South Bedfordshire Local Plan Review (2004) and Policy 36 of the emerging Central Bedfordshire Development Strategy (2014).
