Conditions or Reasons:
1) The proposed first floor side extension would result in an unacceptable loss of characteristic spacing at first floor level and the proposed roof alterations and front extensions would result in an erosion of the distinctive design and characteristics of the subject dwelling. The proposed single storey front extension would appear unacceptably dominant within the streetscene and would result in the loss of garden on the site. The proposal as a whole would fail to respect the special character of the dwelling and would have an unacceptably harmful impact on the surrounding Area of Special Character. The proposal is thus in conflict with the principles of good design as set out in the National Planning Policy Framework, policies BE6, BE8 and H8 of the South Bedfordshire Local Plan Review, policy 43 of the emerging Development Strategy for Central Bedfordshire and the Central Bedfordshire Design Guide.
