Conditions or Reasons:
1) The proposal would result in the first floor of the property being entirely retained for commercial purposes. The scale of office use (B1) and its juxtaposition adjacent to family dwellinghouses, represents an undesirable form of development inappropriate to and at variance with the prevailing form of residential development in the local vicinity. The use would be contrary to the established residential nature of the area and would have a significant adverse impact on the residential amenity of nearby occupiers and the character of the area; as such the proposal is contrary to Policy DM3 of the Central Bedfordshire Core Strategy and Development Management Policies 2009.
2) The proposed development fails to make adequate provision for off street parking and if permitted would lead to an increase in on street parking thereby resulting in unacceptable traffic congestion and additional hazards to users of the highway.
