Conditions or Reasons for Planning Application - SB/08/00421
Conditions or Reasons:
1) The development shall begin not later than three years from the date of this permission.
REASON: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2) Before development begins and notwithstanding the details submitted with the application, details of the materials to be used for the external walls and roofs of the proposed extension shall be submitted to and approved in writing by the District Planning Authority. The development shall thereafter be carried out and completed in accordance with the approved details.
REASON: To control the appearance of the extension in the interests of the visual amenity of the locality.

3) Before development begins, a scheme for screen fencing and/or screen walling shall be submitted to and approved in writing by the District Planning Authority. The approved scheme shall be fully implemented before the development is first occupied or brought into use and thereafter retained.
REASON: To safeguard the amenity and privacy of adjoining occupiers
(Policies BE8 & H8, S.B.L.P.R).
4) Notwithstanding the provisions of the Town and Country Planning (General Permitted Development) Order 1995 (or any order revoking and re-enacting that Order with or without modification), no windows shall be inserted into either of the flank elevations of the proposed extension at first floor level.
REASON: To protect the amenity of neighbouring residents.
(Policy H8, S.B.L.P.R).
5) This permission relates only to the details shown on Drawing No. SRLB/2008/01 received 15/04/08 or to any subsequent appropriately endorsed revised plan.
REASON: To identify the approved drawing and to avoid doubt.
