Conditions or Reasons:
1) The proposed dwelling, by reason of its excessive height, bulk, scale and siting would result in unacceptable form of backland development which would be harmful to the character of the area as a whole; as such the proposal is contrary to Policies DM3 and DM4 of the Core Strategy and Development Management Policies for Central Bedfordshire (North) and Section 6 of the National Planning Policy Framework.
