Conditions or Reasons:

1) Notwithstanding the submitted details, the proposed concrete pillars above the concrete boarding and fencing shown on drawing no. BORD/02P/Sk(A)14 do not form part of this approval.

Reason: For the avoidance of doubt to safeguard the appearance of the completed development, the visual amenities of the locality and character and appearance of the Conservation Area.

2) Notwithstanding the details shown on drawing no. BORD/02P/Sk(A)14, within 3 months from the date of this approval, a landscaping scheme to include all hard and soft landscaping, screening of the amenity area to the side of the dwelling, and a scheme for landscape maintenance for a period of five years following the implementation of the landscaping scheme shall be submitted to and approved in writing by the Local Planning Authority for its approval in writing. The approved scheme shall be implemented by the end of the full planting season immediately following the completion and/or first use of any separate part of the development (a full planting season means the period from October to March). The trees, shrubs and grass shall subsequently be maintained in accordance with the approved landscape maintenance scheme and any which die or are destroyed during this period shall be replaced during the next planting season. The landscaping adjacent to the communal path shall be maintained at a height to be agreed in writing by the Local Planning Authority.

Reason: To ensure an acceptable standard of landscaping and to ensure that the open character of the area is not enclosed.

3) Within 3 months from the date fo this approval a scheme shall be submitted to the Local Planning Authority for approval in writing indicating the positions, design, materials and type of boundary treatment to be erected adjacent to the communal path. The boundary treatment shall be completed in accordance with the approved scheme and be thereafter retained.

Reason: To safeguard the appearance of the completed development, the visual amenities of the locality and character and appearance of the Conservation Area.

4) The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers CBC/001, 102, 104B, BORD/103P/Sk(A)14 & BORD/02P/Sk(A)14

Reason: To identify the approved plan/s and to avoid doubt.
