Conditions or Reasons for Planning Application - CB/14/02498/FULL
Conditions or Reasons:
1) The development hereby permitted shall begin not later than three years from the date of this permission.

Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2) No development shall begin until a plan indicating the widening of the existing driveways at each property to provide a double width parking area has been submitted to and approved by the Local Planning Authority. The new development shall not be utilised until the parking area and widened dropped kerb vehicle crossover onto Newlands Road has been constructed in accordance with the approved details.

Reason: To secure a satisfactory access appropriate to the development, in the interest of public safety and convenience.
3) The proposed vehicular parking areas within the site shall be constructed and surfaced in a durable bound material before the premises are occupied. Arrangements shall be made for surface water drainage from the site to be intercepted and disposed of separately so that it does not discharge into the highway.

Reason: To avoid the carriage of mud or other extraneous material or surface water from the site into the highway so as to safeguard the interest of the highway.
4) Notwithstanding the provisions of the Town and Country Planning General Permitted Development Order 1995, or any amendments thereto, the garage accommodation at both properties shall not be used for any purpose, other than as garage accommodation, unless permission has been granted by the Local Planning Authority on an application made for that purpose.

Reason: To retain off-street parking provision and thereby minimise the potential for excessive on-street parking which could adversely affect the convenience of road users.
5) All external works hereby permitted shall be carried out in materials to match as closely as possible in colour, type and texture, those of the existing building.

Reason: To safeguard the appearance of the completed development by ensuring that the development hereby permitted is finished externally with materials to match the existing building in the interests of the visual amenities of the locality.

6) The first floor windows in the side elevation of the development hereby permitted shall be permanently fitted with obscured glass of a type to substantially restrict vision through it at all times and shall be non-opening, unless the parts of the windows which can be opened are more than 1.7m above the floor of the rooms in which the windows are installed. No further first floor windows or other openings shall be formed in the side elevations.

Reason: To safeguard the privacy of occupiers of adjoining properties
7) The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers DDB0009-1; DDB0009-2; DDB0009-3; DDB0009-4

Reason: To identify the approved plan/s and to avoid doubt.
